Preventative maintenance agreements
Most HVAC failures are things somebody could have seen coming. A maintenance agreement is how you find them in April instead of during a July dinner rush — or a January cold snap.
How it works
- Walkthrough. We inventory every unit on the property — make, model, serial, age, refrigerant type, and current condition.
- Written proposal. You get a per-unit, per-visit price and a recommended schedule based on the equipment, not a flat package we sell everyone.
- Scheduled visits. Typically twice a year — cooling season and heating season — or quarterly for kitchens, breweries and other hard-duty environments.
- Report every visit. Checklist, readings, and photos for each unit, delivered after the visit. Repairs found are quoted separately and never done without approval.
What a cooling visit covers
- Filters replaced, coils inspected and cleaned as needed
- Refrigerant performance verified by superheat and subcooling
- Compressor and motor amp draw against nameplate
- Contactors, capacitors and electrical connections inspected
- Condensate drain cleared and pan checked
- Belts, bearings and blower wheel inspected
- Economizer operation and damper travel verified
- Supply and return temperature split recorded
- Evaporative sections: pump, media, water level, sump condition
What a heating visit covers
- Burner and ignition system operation
- Flame sensor cleaning and microamp reading
- Gas pressure verified at manifold
- Heat exchanger inspection
- Safety circuit testing — limits, rollouts, pressure switches
- Blower operation and temperature rise against nameplate
- Evaporative sections: winterization, drain and blow-down
Why the report matters
If you manage a property, the report is the point. It gives you a documented equipment history for budgeting, a paper trail for ownership, and evidence when a unit needs replacing rather than another repair. It also means when someone else works on that roof, there's a record of what condition things were in.
Pricing
