Most commercial HVAC failures are things somebody could have caught. The difference between a maintenance program that works and one that doesn't is whether anything gets written down.
Every unit gets inspected against the same checklist every time, with readings and photos. You see what changed instead of getting a verbal "looks fine."
First visit
We get on the roof and inventory every unit — model, serial, age, condition, refrigerant type.
A report with photos. What's working, what's failing, what can wait until next budget cycle.
Itemized parts and labor with exclusions stated. Nothing happens that you didn't approve.
If the equipment warrants it, we set a maintenance cycle so the next failure isn't a surprise.
